Description Of The Business
McCallum’s Riverfront Estates (“MRE”) will be a unique hospitality establishment with Montana’s beautiful scenery as its backdrop. Providing unique outdoor experiences through the development of a multi-use facility providing year-round resort accommodations. This establishment will consist of a restaurant/bar combo with an area for a variety of entertainment. Rooms will be available for overnight lodging along with four rentable offices with one being a computer classroom for those looking to give a hands-on presentation or a training course.
MRE will feature a riverfront for summer swimming, boating, and heart-warming campfires with family and friends. A variety of year-round group camps to include youth, wounded warrior, ski, survival, and couple camps will be ongoing events to this facility. The facility will also support outdoor activities including ATV riding, tent camping, RV parking and hookups, horseback riding, and hunting/fishing. There will be a large deck for outdoor relaxation with a variety of lounge seating. The building will house roughly 35 rooms with a footprint approximately 50’x100’. There will be four floors with the first floor similar to the style of a daylight savings basement. The first floor will be the location of the bar, restaurant, the rentable offices, the main office for MRE, and the entertainment area. The wall on the north end of the first floor will open to a large deck next to the water. This wall will have large windows reaching to the second-floor ceiling giving the bar and entertainment area beautiful cathedral ceilings with plenty of natural light during the day hours.
The second floor will consist of four traditional rooms that will have the high standard of accommodations of quality hotel rooms you’ll find today. These four rooms located on ground level will have their own separate entrance from the parking lot with a secondary entry from the balcony above the bar. This balcony will overlook the entire entertainment area which will have the beautiful waterfront view.
Most of the rooms will be located on the third floor. Not your typical hotel room accommodations, these 10’ x 10’ rooms will have their own unique feeling. Out of these 30 rooms, only four will have their own private bathroom. These four rooms with their own bathroom will be sharing their walls with the public bathrooms that will supply the other twenty-six rooms with restroom needs. The floor will be divided by ten rooms side by side along the west wall, ten rooms in the center sections along with two public restrooms, and ten rooms side by side along the east wall. This floor will be similar to the old Western style of hotels when indoor plumbing didn’t exist. This setup provides an opportunity for longer stays for less money for those working in the area or on a long hunting trip which is quite common to the area. In addition, this will be the location of the abundant sleeping accommodations needed when hosting the many camps for which this establishment will be known.
There will be a suite located on the fourth floor. This elaborate room will cater to visitors who are looking for luxury. This suite will consist of three bedrooms with one being the master bedroom with its own fireplace. Another with a queen-sized bed, perfect for a couple desiring their own privacy. While the third bedroom will have four to eight bunkbeds, providing plenty of sleeping room for a large party. The kitchen will be fully stocked with everything needed for guests to cook their meals while having a seating area with room for a traditional sit-down dinner. The large and relaxing living room will house a fireplace and access to its own covered, private balcony. Along with this suite, there will be 1.5 bathrooms and a library-styled office for the guests’ business needs.
The outside will consist of many features including a beach for relaxation, BBQ grills for outdoor cooking, campfires to warm up by, and a fenced-in area for guests’ animals to run wild. Eventually I will install RV hook ups, a tent camping area, small private cabins, docks, and an out building for larger events. The MRE will offer many options to our guests, giving me a wide range of clientele and successfully accommodating needs for visitors from all classes.

Statement Of Purpose
My aspiration for this establishment is enduring. With strong drive, I am determined to
create the MRE and turn it into a landmark in this region of mine for many generations to come.
My goal is to establish the first of its kind, an all-in-one vacation getaway in this fast-growing
area of our nation. As the owner of this establishment, with the location in my home region, the
MRE will be positively involved in the community’s preservation and growth way beyond
expectations. This locally-owned business will give a sense of security to the local population
that our areas economic growth is heading in a positive direction and this new construction will
be a huge asset for our region.
MRE will always put the experience of its guests first, for it will be our duty to fulfill the
obligation to a positive and reviving experience. I want my guests to leave with a smile on their
faces and with a sense of peace that will help them endure that work week ahead of them.
A close employee family is more important than most companies realize. Every action
my employees take involving customer interactions or with other employees will be infused with
respect. Part of developing a strong bond within the personnel of the MRE team will be the
attention to detail ensuring operations go smoothly while addressing problems quickly. Under
my leadership, MRE will be known for its positive, supportive atmosphere, one which I will be
monitoring closely. I’m a strong believer that respect is essential for high morale and order.
Outstanding personnel wants a leader with a strong work ethic. My home area is filled with
inviting individuals, so creating a winning team will be with ease and give the MRE a great start
to the beginning phases of the company’s growth.
Business Goals
My goal for McCallum’s Riverfront Estates is to be profitable in three to five years with
all debts paid in six. I want to build, staff, and have the MRE running by spring of 2021. My
construction timeframe is spread over two years with the clock starting at the time I meet my
financial goal. Hoping to meet that goal soon, I would like to purchase the property within the
summer of 2019.
After purchasing the property, I am going to start excavating the site, installing the well
and septic system by Territorial Landworks, along with preparing the ground for the foundation.
Through the winter of 2019, I’ll be working on all of the final blueprints of the main building,
while also seeking low-priced lumber, supplies, and unique furniture. Throughout the summer of
2020, my main focus will be building the exterior of MRE completely. The reason for
completing the outside is because there will be little time to do any outside work during the wet
spring of 2021, and I intend on staying on schedule for my grand opening. Through the winter of
2020, I will be completing the interior of MRE and preparing for the grand opening in the spring.
I feel confident about my timeline for construction and feel certain that the MRE will have a
successful launch in the spring of 2021.
Looking into the future of my business, I anticipate building docks that will be boat-ready
by the year of 2022, along with horseback riding, ATV’s, and several new weeklong group camp
options. By the fifth year of operations, I’m planning to have several small private cabins
available for rent along with RV parking with hookups. I’ll be creating a recreational area with a
sand volleyball court, horseshoe pits, a children’s play area, and an outdoor building for larger
group activities. There will be many avenues of growth. I’m looking forward of exploring new
ways of scaling the MRE to fit everyone’s dream outdoor vacation experience.
